When 3 Stones met the architect couple who had recently purchased a property on Montrose Ave., we first remarked on the amount of unevenness in the main floor (it sloped from the centre outwards by up to 9 inches!). We all recognized that the priority was to stabilize the subsiding foundations built overtop of the old Garrison Creek. Through the installation of hydraulic piles and underpinning, the foundation was secured and the basement space was transformed into a beautiful workspace complete with a side terrace walk-out for their architect firm. The full-gut renovations included the upper 2-½ storeys to completely transform the tired structure and meet the exacting standards of the owner-designers, creating a forever home for their young family. 3 Stones worked in close collaboration with the homeowners and Niche Design for this full renovation project over 3-floors. The work included a 2-storey addition that increased the footprint of the 80-year-old home to the south and to the east as well as a 3rd storey addition that resulted in a doubling of the existing living space. The build included an expanded floor plate with a new kitchen, powder room, and fireplace on the main floor. A primary suite with a new 5-piece bathroom, walk-in-closet, and 2-bedrooms with a shared bathroom was added on the 2nd floor. The 3rd floor addition added 2-bedrooms, 2-bathrooms, and a rear family room with deck. To support the full renovation the interior had all new mechanical, electrical, and plumbing systems installed throughout, and the backyard privacy fencing and landscaping was updated resulting in a beautiful 'new' home inside and out.
3 Stones provided a top to bottom renovation across 4 levels for a young family wanting to create a more open, livable space. 3 Stones provided structural design, and project development consultation, and all construction services in close coordination with the homeowners interior designer to breathe new life into this century home. The project included lowering the basement for a new family room, 4 beds, 5 baths, a 3rd floor master retreat with his/hers walk-ins and a roof top deck.
3 Stones worked with the homeowners and their designer to develop permit drawings and a workable budget for their main floor renovation. The project included a refresh of the front living room and dining room, a complete renovation of the kitchen, pantry, sunken family room, and the addition of a new mudroom, and bathroom. Extra space was created by converting a portion of the existing adjoining garage into a new mudroom entry way and three-piece bathroom. Features of the 4 month project include custom built-in cabinetry and a multi-zone smart heating system with hydraulic in-floor heating in kitchen, family room, mudroom, and bathroom.
3 Stones worked closely with the homeowners to develop a design for the complete refresh of their grand Edwardian semi. The project included new skylights & windows, hardwood and tile flooring, trim and doors, 2nd floor bathroom and 3rd floor master bath with updated HVAC, plumbing and electrical systems. 3 Stones completed the project in less than 5 months.
